Difficulties reconstruction of the 3 - x storey box of an apartment building into a four-storey house. 2017, RF, Leningrad Oblast, Sosnovo settlement.
As head of the architectural department at Dorian's LLC, our team
had to consider the task of the owners presented below in the photo of the building under construction
Sosnovo village in the Priozersky district of the Leningrad region,
in the administrative center of the Sosnovo rural
The owners of the building in Sosnovo village, Priozersky district, Leningrad region, were asked to consider converting it from a three-story
into a four-story building.
After some calculations and clarification of the town-planning regulations of the settlement we approved the technical specifications with the customer and created the working documentation in short period of time (2.5 months).
Since the main supporting frame of the building had already been built and
partially finished, apart from a light attic floor there was nothing to suggest. For the construction of the roof we chose:
TN-ROOF SYSTEM FIX (Non-operated roof system on steel
profiled decking with mechanical fixation of bituminous-polymer roofing mat). There were purely technical difficulties with the design of exits to the
4th floor in the ceiling of the third floor, as it at the time of drawing up an agreement with us
was cast in concrete, and a lot of exits to the former roof (4th floor) in it was not expected.
We solved this problem by coordinating the layout of the 3rd and 4th floors and turning them into luxury two-story or two-story apartments. This way we found in the reinforced concrete slab, without reinforcing it, places for small stairwells.

Будучи руководителем архитектурного отдела в фирме ООО "Дорианс" нашему коллективу
пришлось рассмотреть задачу собственников представленного ниже на фото строящегося
здания в посёлке Сосново в Приозерском районе Ленинградской области,
в админиративном центре Сосновского сельского
поселения на предмет его переделки из трехэтажного
в четырехэтажное.
После некоторых расчетов и уточнения с градостроительным регламентом поселка мы утвердили техническое задание с заказчиком, и в небольшой срок (2,5 месяца) создали рабочую документацию.
Так как основной несущий каркас здания был уже построен и его
частично отделали, то кроме легкого мансардного этажа нам ничего не возможно было предложить. Для конструкции кровли мы выбрали:
СИСТЕМУ ТН-КРОВЛЯ Фикс (Система не эксплуатируемой крыши по стальному
профилированному настилу с механической фиксацией битумно-полимерного кровельного ковра). Были сугубо технические трудности с проектированием выходов на
4-ый этаж в перекрытием третьего этажа, так как оно на момент составления Договора с нами
было отлито в бетоне, и множество выходов на бывшую кровлю (4-ый этаж) в нем не предполагалось.
Эту проблему мы решили путем согласования планировочного решения 3-го и 4-го этажей и превращение их в элитные двухъярусные или двухэтажные квартиры. Таким образом мы выполнили минимально колличество проемов в железобетонном перекрытии без его усиления места для устройства небольших лестничных проемов.
